It's a very interesting question, one that I pondered a lot over the last few months.
I always put it back to what would I do with my money?
Again, it depends, as I said earlier, on the stage in your life.
I think these tax changes are very beneficial for providers such as ourselves where we are providing a high-yield income product.
Income, as yet, hopefully nothing changes, has not yet been detrimentally impacted, however Capital Games has.
So to invest in an equity market now, my rate of tax is higher than it was.
If I want to invest in private credit, which is high yield income, it's the same.
Take that back to commercial property.
So you've got the debt and you've got the equity.
I always try and weigh up the risk return between the two.
And if you look at the yield on a commercial property versus the yield you get on a debt instrument with no volatility, often the debt instruments do look like they perform very, very well in that respect.
I think your question is almost delving a little bit into the actual commercial property element.
Would you put money into commercial property instead of residential investment?
That's a slightly different question.
I think from what I've seen, auction clearance rates are around about 50%.
We're absolutely seeing some distress in pockets in Sydney residential markets, but it's really wide.
I went through a bit of an exercise over the last week looking at different areas.
Apartments in Mosman, according to realestate.com, have fallen 15%.
But then houses in Woollooware are up 3% or 4%.
And in Annandale, both apartments and houses are up.
