In all seriousness, I think this has been, I think with shops in the high street, they obviously have some, they've got pressure.

They've got pressure from the online retailers.

You can't not suggest that that's the case.

And you also have to remember the cost of overheads, staffing costs are getting more expensive, minimum wage, all that kind of thing also at play.

And our habits, you know, going into these sort of out-of-town retail parks and all that kind of thing.

It just means that the battle for the high street, it's getting harder and harder for it to remain as is.

And this is going to leave another gaping hole.

Last October, I was on jury service in Southend, and there's a TG James in Southend that replaced a WH Smith.

I thought I'd go in there just out of curiosity.

I mean, I just couldn't understand what the need for it was.

I didn't know what its USP was.

It felt like a very big shop with not much in it.

I couldn't quite get my head around what it was trying to do.

What it feels like, it feels like they've just slapped a name on it that's been not really giving much thought.
