You make it not in its most attractive light.

It's like when you try and sell a house, you want to make it as attractive as possible.

It's like if you get a value over, you want to make it as unattractive as possible.

The other thing to consider is downsizing.

But unfortunately, I think a lot of people are trying to do that in this current market.

and the issue is trying to find a buyer for a house of this value in a market in which people are going to be worrying about having to pay extra tax charges on top of their council tax and let's face it council tax in the last decade has risen astronomically local services you could argue probably haven't improved i mean if it hasn't improved in your area please do let me know but

You know, on the whole, I would argue that services haven't got much better.

Council tax has gone up.

Everything feels a bit doom and gloom in that front.

I should start here by saying that there are, you know, absolutely thousands of brilliant tradespeople that are, you know, almost the backbone of this country.

And if something goes wrong in your house, you want someone trusted to come and do the repair work, whether that's a plumber or it's a carpenter or whoever it may be.

There are plenty of good eggs out there.

And actually, a lot of the time, the good eggs are found through word of mouth.

and actually, you know, that can be a good route to go through.

But sometimes if you're desperate or what happens is the really good tradespeople are booked up for a very long time and people get impatient.

So they want something done quick.

And sometimes you end up not cutting corners, but you might not do as much due diligence or you might literally just like take it off a Facebook group or you might look on one of the kind of like

um trades people websites and look at the ratings which is not a bad thing to do in the first place but there are bad eggs i was really shocked by the figures in the sisters of the vice story it said that of that 4.8 million 1.7 million households had to fork out more money to fix earlier work or overcharge and lost an average of 750 quid for one in 10 extra costs were more than five grand third of homeowners said problems with home repairs made them feel stressed
