And in times of recession, and I'm not saying we are in a recession, but in times of economic downturn, financial services tends to get hit hard.
I think we need to look at the fact that you can have something, an asset class, whether it be a share, whether it be property, that's undervalued, but it doesn't necessarily mean it's about to turn the corner.

I always like to say, just like share prices, property prices can never be too high to go even higher or never too low to go even lower.
And when we consider Melbourne, yes, I agree.
It's been offering relatively good value compared to history.
Rental yields are some of the highest levels I've seen for Melbourne on our numbers, but there's been a reason for it.
And when you consider what those reasons are, I think the reasons are still there.
And that is, for example, a poorly performing economy.
