And these factors have not gone away.

Property tax, of course, are higher in the state of Victoria than many other states.
That's deterred investor activity as well.
And these factors, as we've said, are still there.
And so it's one of the reasons why we've been more muted on Melbourne, not just for 26, we've been muted on Melbourne for a couple of years now.
That would take us back to 2011, 2012.

Melbourne, Sydney also did fall in 2018 by nearly a similar amount.

Yeah, so we've just come out with our numbers, our update for the month of March.
National rental vacancy rates fell in the month to 1%.
Some cities have been recording rental vacancy rates below 1%, such as Hobart, Darwin, at just 0.4%.
Sydney came in with a rental vacancy rate of 1.1%, if I recall.
Melbourne, 1.4%, and I think Brisbane was 0.9%.
So, James, to my point, while we're forecasting housing prices to fall in Sydney and Melbourne for 2026, we don't think there's going to be a crash.
And the reason is, is because for a crash to happen, one of the key ingredients for a housing price crash to occur is an oversupply of real estate.
