And clearly in the rental data we're recording, there is no oversupply.

No one in this country is talking about an oversupply of real estate.

And it has been.

So last year,

We built across the country about 172,000 dwellings.

That caters for roughly about 420,000 people, okay, roughly.

The country grew in terms of population when we include the temporary residents by approximately 480,000 people.

They've been dropping, but not by enough to create a surplus of real estate.

So they're off their peaks and we agree with that, but they're still running at numbers

above the COVID time.

So above the previous COVID time, so 2010 to 2019, we're still running above those numbers.

So the country's still expanding by a fairly fast clip.

They're there and they need somewhere to live.

That's exactly right.

So at any point in time, we've got about 2.9 million temporary residents.

And that's increased in terms of the number of temporary residents in the country over the last six months by about 60,000 people.

So long term on our numbers, the national vacancy rate has tended to average around 2%.

It means we've basically got half the normal number of rental vacancies than we otherwise would.
