And I can tell you over the past 12 months, national advertised rents have risen by 5.9%.

So that's above the CPI.

It accelerates above the long-term averages that we've been recording.

Mm-hmm.

In some cities, the number is higher.

So Sydney, we've recorded a 7.4% increase in advertised rents over the past three months.

Yeah.

And it's been accelerating of late.

It wasn't expected.

So the expectation would be that rents would run in line with CPI.

But I think the reason why it's occurring is, number one, we're building less than expected.

Remember the government's target of 1.2 million dwellings by 2029.

That's 240,000 dwellings a year.

And as mentioned last year, we only built 170.

So we're nowhere near it.

We're falling behind on the build rate required.

So...

That's a factor.

I think another factor that will play out increasingly this year is because of the rise in interest rates, I think there'll be less renters turning themselves into first-time buyers this year.
