Quite a s quite a significant rise.
It's normally a thirty to forty percent increase in the listings over the spring selling season compared to winter.
So we're about to go into a period of increased supply.
And those property owners who've got their property expectations, their pricing expectations over and above the market, I can assure you now they're not going to sell.
I just will not sell in this market right now.
Right.
So nationally
There's about two hundred and eighty thousand listings, which is about
now about thirty thousand properties above the long term average for Australia.
So we're now running above the long term average.
It wasn't so long ago we were structurally running underneath the long term average for a long time.
But that's true.
So there are there is definitely a lot more choice out there for buyers.
And that is just to be clear.
When I talk about total listings, I'm talking about new listings.
I'm talking about listings that have also been on the market for over 180 days, which now represent up about thirty-five to forty percent of the total listings market.
About in a good period.
Less than twenty percent.
The pile up's been occurring because there's less demand out there.
And now we're seeing sellers just piling up against each other, competing with each other.
