Yeah, you if you're talking about the rental forecast that rents could rise thirty percent.
I am because of the property taxation changes.

Where they're coming from, as we've been coming from with this discussion.
is that investors are going to demand a rise in rental yields to compensate them for the loss of the taxation benefits they had, the loss of negative gearing, the increased tax on capital gains.
And so yields will rise and have been rising in this country.
Now, so far, the yields have been rising because of the property falls, less so the rents.
However, there is a proper argument here that since there's less investors in the housing market.
So will it be that there'll be less rental properties.
compared to the number of renters that are out there.
And so that then means okay, if you're cutting the supply of rental properties relative to demand, you can expect the rental price to rise.
That's logical.
Does it go up by thirty percent?

I don't think it will go up by thirty percent because
We're seeing the rising yields currently being generated by price falls.
Yeah.
That could mean that for example, housing price falls might happen peak to trough, say twenty percent.
And then rents go up, say ten percent, to get ourselves back to the yield that would entice investors back into the market once more.
