That's the mathematical, logical.
rationale behind it.
But of course markets are markets and it's full of emotion and property is an emotional thing.
I'm a little concerned at the moment, James, by what we're calling demand destruction.
Because the truth of the matter right now
That since the property taxation changes have been announced, advertised rents have gone nowhere.
There's there's been one mini jerk reaction by landlords who've currently got a rental property available for rent and advertised for rent to suddenly lift their rent.
They're not doing it.
and I think this is really important to clarify because sections of the media
Uh have been uh sounding like this is a beta complete rents are going up.
It's like as though they're saying it's already gone up.
But no, they haven't.
Advertised rents have essentially laid stable since the property taxation changes.
Now that's not to mean that they won't go up.
And we must also consider there may well be some seasonality in this, in that rents typically do not rise a lot during the winter months.
When you get into the spring months, they tend to pick up.
And that's why I think the jury still needs to be out in terms of how much this will impact upon rents.
Logic says and mathematics says that we will see some type of increase in rents as a result of the property taxation changes.
I think there will be, but I'm a little bit more cautious in terms of saying it's a fader complete.
And that is because number one, the economy is slowing.
