I think it's a very interesting trend and it's a new emerging trend over the last two years, really, where you're seeing sort of divergent trends for Dublin and the rest of the country.
So typically if you go back over the last thirty years, Dublin, you know, led the market up, if you like, and was always a stronger level of price inflation in Dublin than anywhere else because it's a concentration of demand.
But if you think of the trends that we've seen in terms of supply, while we haven't supplied enough houses across the country, we've definitely supplied the greatest proportion of them in the Eastern Corridor.
And the benefit
Of that is coming through in terms of a more moderate level of house price inflation in Dublin now.
Mm.
But because we haven't delivered outside of Dublin to any extent, I mean, if you look at demand versus supply in any of the other regions, you're probably seeing that, for example, in the Midwest or in the West regions, you've delivered about half of what we need over the last decade.
And that's still seeing very high levels of price inflation in the border region, equally very strong.
And if you also look at the level of stock available for sale, and we're about to produce a report on that, I think later this week, one of the areas of the country with the most challenging supply at the moment is actually the border region.
So it all feeds through.
So if you look at the stock available for sale around the country now, there's about fourteen thousand units advertised for sale across the country in the second hand market.
And that is reflecting a decline on last year and a ten percent decline where we were about five years ago.
The market, because we haven't been replenishing the stock, the quantum of properties available for sale at any one time has really contracted, but most noticeably in the areas outside the major cities.
So the border would be one of the areas most impacted.

What's your uh expectation for this year?
I'd say we'll probably do some in somewhere in the order of about forty thousand, I think a lot of it's
big step up.
Yeah, uh it'll be a big uh jump in the fourth quarter if that's achieved, but it the trend lines are looking fairly positive.
Um, and I think there's an impetus there for that to to to continue it as we get towards the end of the year.
