The challenge will be repeating that again next year.
And obviously with the cessation of the development levies and other measures coming to an end at the end of this year, there's pressure on people to complete the stock in order to avail of those um
rebates and and levy reductions in this calendar year.
So keeping that pace up is what the challenge is.
I think and as we are looking towards, as we're talking today about budget 2027, as we're looking toward the measures that'll actually achieve that, that's what we have to keep in mind.
Not measures that will bring stock forward and then lead to a contraction stock the following year.
We need continuous impetus in terms of future supply.
an awful lot of challenges out there, Kieran, whether there's if you look at the geopolitical situation, the impact that has in terms of cost inflation, challenges in terms of interest rate increases.
There are many m uh aspects to the market that will bring a level of of discomfort in terms of forecasting into twenty twenty seven.
So hopefully we won't see a contraction in supply, but we need to see a growth in supply every year.

Yeah, I mean it it there's no doubt that house prices in Ireland are very, very high, and there's no doubt that that is a challenge.
But I suppose if you look at what we we've faced over the last, you know, two decades really, we have a structural challenge in terms of a deficit of stock in the marketplace.
We've got a strong economy, we've got a robust labour market, we've got very strong migration into the country, we've very strong population growth as a result of that.
So we've got
A lot of factors driving demand with a finite level of stock available for sale.
And while we are building more than we were, I mean, at the low point we're building less than 5,000 houses, I think, in 2013.
So we've obviously improved a lot over the last 15 years or so, but nowhere near what we need to do, and not all in the right location.
So price inflation will persist until we meet the challenges that are there and actually get the supply to a more sustainable level.
