Okay, first of all, look back over the last, let's say from twenty twelve to twenty twenty-five, the population of Ireland has grown by almost nine hundred thousand.

Look back over the last three years, net migration figures are averaging somewhere between sixty and eighty thousand a year.

Our population has grown very, very significantly, not just because of Ukraine.

That is definitely an overstatement.

The exact figure that we need is

It's always an estimate based on trends.

But if you look at what we've in we have seen over the last number of years, we've had COVID, we've had the war in Ukraine, we've had interest rate increases, and we still have persistently high levels of house price inflation.

So when prices go up in a marketplace, it means the demand is greater than the supply.

So to suggest that delivering 30-something thousand is solving the problem is simply not correct.

Now, what we have achieved

Is a greater level of output in the Eastern Corridor, and we're seeing the benefits of that.

But if we look at the rest of the country, whether you look at rental inflation, house price inflation, or stock available for sale, it is so incredibly low that what we're actually, if we don't address the matter for Ireland overall, we're actually going to further encourage increasing pressures on in in all locations and really, really damage affordability into the future, which will have a huge impact in terms.

Of our society.

So if you can't if you are a twenty year old graduate and you want to move out of home and there's simply nothing available in your county, the next option is to emigrate.

We have to make the correct decisions for our future population.

We won't get it all right, but simply saying that fifty thousand is because the industry want that, I think that's cynical.
