We're s it's pretty much the same as it would have been this time last year.
There's no significant increase.
Yeah, there's a very large proportion.
I mean, if you look at what's happened in the new homes market, and I I disagree with John in terms of the inflationary prices, and indeed the Mazares report said there was no evidence that help to buy was generating price inflation.
If you think of what was happening before we had help to buy versus what's happened afterwards.
So I remember in the the initial stages of the recovery, um, because there was no uh because it was a big challenge in terms of uh first-time buyers' ability to buy, developers not
We were building the type of properties where they knew there was realizable demand available to them.
So they were building much larger trading-up properties rather than first-time buyer-style accommodation.
And that had its own consequence.
So you could sell a scheme for $650,000 to no problem because it had a natural market and people could afford it.
But the first-time buyer market was proving to be quite challenging.
What happened when Help2 Buy came in is it generated demand for the type of market.
Of properties that developers then started to build, and we have now seen a heavy concentration of first-time buyer-style homes almost exclusively over the last decade or so.
And if you look at at the implications of that in terms of price, we haven't seen a very significant increase in price inflation in the new home sector.
And indeed, most of the homes we sell, in fact, all of the homes we're selling in this year so far to the to the gr to the best of my knowledge, are under 500,000 in.
value because that's the cap that's at place.
