We have the apartments were not being built prior to this, and we are seeing a significant decrease in apartment development now, which is a positive step in the right direction.

Everyone can critique the level of profits being made by one or two uh builders in the sector.

But if we do not build the accommodation, then we're going to have a much more challenged

apartment

Most sites that developers buy are mixed use.

So you'll have a a single uh property development, you'll have large scale apartments.

You're not you don't typically just buy a block.

They're very unusual to have just a site with just apartments on it.

So the case that you're making is no, I'm not so sure.

I'm not so sure.

Maybe in the suburbs.

That we're getting higher density onto the sites.

That's the the way it doesn't make it better.

Anyway, it doesn't really

I get uh uh at the risk of repeating myself, I think that's a very cynical view of our entire development industry.

Um we have a uh we have a very successful development industry, we have a very challenged marketplace, and everyone, I think, with the best will of the world are trying to ensure that stock levels are improving.

I think the government have taken some very, very positive initiatives.

They haven't gotten everything right, but the the fruit of their of their endeavours are being seen on the ground.
