And the alternative is that we would see a contracting economy and we would see mass migration out of this country because people simply wouldn't have enough places to live.

So I think what we need to do is probably critically review all of the measures that have been brought into place so far, maybe refine them, maybe make them more targeted, but we cannot simply say that tax measures need to be abolished or that the developers get it wrong or the people are making too much.

Um just just to counter that a little bit, and there's no doubt this challenge is in terms of the set tech sector, et cetera.

But if you look at the quantum properties under construction for offices at the moment, the vast majority of that is pre-let.

So if we get into 2028, there'll be no new stock being delivered to the office market.

So to suggest that the market isn't um going to face a challenge into the future is wrong.

Office agents are reporting very strong levels of rental inflation coming.

Coming through and low vacancy rate, particularly in the core locations.

So that is an indicator of a poor supply story into the future.

I think we have to take a long-term view on commercial property.

It takes a long time to deliver office accommodation.

And if we keep blaming COVID, we'll end up in the exact same problem in the office market that we now have in housing.

When everybody said in 2012 we shouldn't build houses, we had enough available to us.

And look what happened after that.

The office market is sitting.

cyclic, but we need to be forward planning now into the future.
