There's the Dublin market and there's the rest of the country.
Now, our figures are slightly different.
So we would have seen annual house price inflation for Ireland overall at about 5.8%, which is well down to where it was last year.
The Dublin figure came in at four.
Outside of Dublin came in at 8% on an annual basis.
And if you break that down into the different regions, it's really the parts of the country where supply is most constrained.
They were still seeing that very, very strong level of price inflation.

Overall completions go rise to 36,000 last year across the country, which was a 20% increase the year before.
Really good positive trend.
And the area that benefited most from that was Dublin.
Mixed apartments and housing, a bit of both.
I mean, we're nowhere near where we need to be in the country overall, but Dublin is better than anywhere else.
So we're seeing that sort of gradual slowdown in price inflation in Dublin.
And I think it is that more than anything else.
I mean, obviously, we're watching the market very, very carefully in terms of what consumer sentiment will respond to what's happening in terms of the geopolitical situation.
But it is more, if it was geopolitical, you would expect it to be more homogenous across the country.
The fact that it's very much isolated, that Dublin is slowing us down, that suggests to me that it's more homogenous.
a factor of what's happening in the Dublin market, which that slight increase in supply is leading to that slowdown in the pace of inflation.
But as you say yourself, that's still a very punchy number.
