It's not exactly a load, single digit or anything like that.
When you look at the general trends across the market, the stock available for sale in January across the entire country was about 14,000 units, which is really low.
It's 0.7% of the private housing stock.
So available supply in the marketplace and second-hand marketplace is really low and it is still very low in Dublin.
at least an annual level of transactions.
So we transact somewhere in the order, if you think everybody, not just household buyers, about 60,000 houses a year.
Transact.
Transact in a year.
So that's household buyers, non-household buyers, new and secondhand.
Now, if you put 60,000 houses on the market, we'd all be in a state of shock.
I think if we look at a quarter on quarter figure, so something like 30,000 seems to me to be a reasonable quantity of properties.
That's six months supply, where when you have 14,000, you have half the annual supply.
But what's really more important is when you break it down into the area.
So rural Ireland has shockingly low levels of supply and construction activity optimism just isn't there.
So while viability has improved in rural Ireland,
it's not improving to the level that we're expecting to see very significant levels of supply increase.
So that poses a problem in terms of future delivery.
And with that, people are making the decision to probably push the prices or push the demand is pushing the prices.
And that's why you're seeing this divergent trend of a moderate enough slowdown in Dublin, but it's still a very significant level of price inflation outside Dublin.
And this year we're going to hit about 40 maybe?
