We started really good.

So if you look at commencement out on the first quarter, we had about 8,000 commencements in the first quarter versus about 3,000 last year.

So a very significant improvement.

If you were to hit the 60,000, that figure would need to be about 14,000.

But we're moving in the right direction.

So that's a positive trend.

Completions in the first quarter was good.

So again, the trend lines are very positive.

However, geopolitical challenges, rising costs, that could have an impact on the fourth quarter's deliveries.

In other words, if developers slow down delivery because cost inflation is very high, that might reduce that level of output.

So we'd probably been a bit more optimistic in January, February.

But with the war and inflationary pressures,

that might suggest that that optimism would be tainted a little bit before the quarter.

I think that is quite a cynical view.

And we've argued about this loads of times, Ciarán, in the past.

The developers make money by selling houses.

So slowing down the delivery to push up prices.

House price inflation in the new homes market is actually much more benign than it is in the second-hand market.

I think the average value of new homes that are trading is very much influenced by the factors that are supporting the market.
