So when you think of all of the challenges and the uncertainty in the world and uncertainty in terms of where interest rates are going, where they're likely rising at the latter half of this year, and all of the factors that you've just described, you would expect a slowdown in the price of house prices.

Big slowdown.

But it hasn't occurred because the market is so terribly dysfunctional.

I mean, if you look at the employment figures, most people are finding other employment.

There's a marginal increase in the level of unemployment this year versus last year, 4.6% unemployment this year versus 4.5% last year.

So we still have a very, very healthy economy.

That's the first thing.

Secondly, I suppose for this to have a very significant impact on house prices, they would first of all have to be homeowners.

They may not have been.

And they would have to have exited the market and bringing up an increased supply of stock available for sale.

That hasn't happened yet.

So the market is absorbing these changes as it stands.

Now, you'd never get complacent, Caroline, because we've known from the past where you predicted something, you know, in terms of stability in the market.

And then confidence is one of the biggest things that will have an impact on price performance.

But where we are now in the cycle, it is just so dysfunctional.

That gap is so great that prices are being held.

What we are seeing, though, is that the time to sell has become more protracted.

So about this time last year, from our own sales, from the day you put the board up to the day you got the money in the bank, it was about six months.

It's closer to seven months now.

So is that, yeah, okay, good, good question.
