Is that because people are taking the decisions a little bit slowly?
It doesn't appear to be because from when you put the house on the market to when you go sale agreed is pretty much the same period of time.
That occurs reasonably quickly.
It's a more protracted conveyancing process and closing process and mortgage process than it was last year.
But again, it's one to watch because it is one that might suggest people are slowing things down themselves in the latter half of the transaction because of uncertainty.
It may be that.
So it is the only indicator I have of a softening in confidence is that
protracted period for sale.
But that could be due to lots of things, not just confidence.
I think their intention is very good.
I think in the short term, any change in legislation will have an impact on what we saw in the first quarter.
And I hopefully, I believe, I'm hoping it is just for the first quarter, is that landlords... So if you think of the position with a landlord, a private landlord is making a decision to invest in a product, which is the house, and looking for a rate of return.
They're also looking to see if they have the ability to...
exit that market at a time that they want to do so.
So when you're bringing in legislation which will give greater stability to the tenants and if you as a landlord say, oh God, I can't be in this position for the next six years because I want to upgrade my own home, pay for my children's college fees, whatever it is, whatever it is, you will then exit beforehand.
So that
acceleration in the evictions was probably a natural consequences of people making those decisions and it was probably very predictable.
Providing it slows down now, then it's not, you know, it's not the worst outcome if it creates stability for tenants into the future.
So six year terms of tenancy is much better than where it was before.
