And they are a very important ingredient in terms of getting our supply through.
So we say we have a challenge in terms of houses to buy.
We have as equally, if not a bigger challenge for houses to rent.
And if you want to have a competitive economy or you want to have FDI investment, you want to have people free to move in and out of this country, we have to have a functioning rental sector.
In the cities, PRS is part of the solution to that.
But in a sparsely populated country, we need private investors and large scale developer producing rental accommodation.
We need both.
So if you're in Sligo or you're in Mullingar, you're unlikely to see a PRS investor coming down and building large scale PRS.

So what you want is a functioning private individual marketplace.
Where we are today is a lot of the landlords that are in situ and have been exiting.
Remember our figures.
So for the first quarter, 32% of our vendors across the country and we sell over 16% of the houses leaving the marketplace.
And that was true last year, the year before, every year for the last eight to 10 years.
So landlords that are accidental landlords that maybe had a house they couldn't sell because prices fell and they became landlords will make decisions to get out of the marketplace when it is right for them to do so.
So what we need is stability for private investors and for the larger scale investors.
So we need to provide a situation where private investors are incentivized to go into that marketplace and stay.
And that to me means we need to look at the new home sector and say, is there a way of incentivising private individuals who want to own more than one additional property, perhaps more like two or three or four additional properties, to be facilitated to do so and not see them as competition for first-time buyers?
