Because we need rental accommodation just as much as we need first-time buyer accommodation.
So I think we need to get new investors into the marketplace and make the position attractive for them to remain in the market and not have this very volatile situation where people who are not really investors, who are accidental investors, leave when they think the ability to do so for them, whether it's a ban on evictions or a change in policy or anything else that can come their way, will limit their ability to get out when they need to get out of that investment position.
Student accommodation is expensive and PRS investors are essential.
So we are not going to build accommodation to rent in large scale in this country unless the PRS investors are doing it for us.
But why wouldn't they do it anyway, given that rents are so saucy?
Well, first of all, we need stability in terms of policy.
So if you have an option you can build in Ireland or you can build in any country in Europe and our policy is not stable and it changes on a regular basis.
Taxes go up, taxes go down.
You're going to choose a much more stable environment.
What we have to our advantage is a stable economy and good, strong demand.
So that's an attractive proposition.
But if you don't know what your tax treatment is going to be in the future or you don't know what policy changes will come your way, you may decide you're better off in a different location.
With rising interest rates, a lot of
of investors stalled, both in Ireland and everywhere else, because viability of building.
You have to remember that the larger apartment blocks are much more challenging to build in lots of ways, apart from the fact they're very expensive.
But you can't stop at number 15, as you said earlier on about developers building homes.
So it's a much more complicated prospect.
It's more expensive, but they are essential.
We do need to get that rental accommodation in place, but it's only part of the solution.
