You know, the opposition saying that this is not the proper solution for the rental sector.
I can understand where they're coming from.
But what we need to understand is that if we come up with another proposal, which is to encourage private investors to buy new homes and remain as long term tenants, they can't then say that they're competing for first time buyers, which will be the rhetoric that we will hear.
Or criticising PRS investors and saying they're vulture funds when they're typically pension funds, again, is not helpful.
All of these elements are essential in a functioning marketplace.
We can't just want houses for first-time buyers.
We need the full spectrum of property.
I think so, honestly.
I think, first of all, I don't understand the attention here because we've got a housing crisis and if we can do something to pre-supply.
How do you value it though?
How do you value that home at the bottom of the garden?
I presume it's probably valued based on the cost of construction at the moment or I presume somebody can value it based on what they can sell for.
It's very challenging.
I mean, there's been estimates created for that.
I mean, that is a pretty nominal amount of money if it costs 100,000 to build it in terms of LPT.
I think the implication, the bigger challenge is, is this a good idea?
First of all, in terms of the development of our cities, is it going to make the houses attractive or unattractive?
And are we providing substandard accommodation in order to address rental crisis when that isn't what we need to do?
I think it's quite a short term measure.
I'm not convinced it's a good idea.
