Yeah, so Mangowhai is the southern tip of Northland.
You know, so it's as close as Aucklanders can get to, to the beautiful Northland.
So, so, um, you know, we've got like the beautiful beaches, uh, you can like clear water, real clear water and, uh, good surf, good surf, um, fishing, diving, like the three of the best golf courses in the world, just on our doorstep, you know, Tarahiri and Tauri links.
and a really good local golf club as well.
And community is really good, really friendly Northland community.
And we're just over an hour outside of Auckland, the biggest city in New Zealand, and access to an international airport.
So it has really good Northland feel, but you still have access to all that big city stuff, and you can just see all that growth coming in.
It's a real growth town, so I'm really excited, to be honest.

Yeah, so it's a mixture.
So we've got Aucklanders buying a batch, second place up here and keeping the Auckland house or they're downsizing the Auckland property and having their holiday home up here and still living between the two.
I have like two neighbours next to me that they do exactly that and then we have people selling in Auckland and then moving up here because it's a bit cheaper than Auckland so then they can afford to buy a house up here or buy a piece of land and build
So entry level, you can probably get into something about one million, you know, not many sections now for 500k.
They kind of start at like 500k.
So you've got that scenario and then you've got overseas people coming in.
