So we've been on the record for a long time around the relaxation of planning restrictions for modular units in people's own properties.

And any elected representative would have met probably hundreds of people over the course of the past number of years were because of restrictions.

The failure of Fianna Fáil and Fianna Gael to actually tackle the source of the cause of the housing crisis, the only viable option they see is a modular unit in their home.

So there's two areas that need to be just addressed and dealt with very carefully.

And unfortunately, we haven't seen the regulations yet, so we don't know precisely how these will impact.

But the first is there's lots of bad stock in the rental market as it currently is.

And if you have a situation where any type of unit can be provided for rental use without having any essentially planning oversight, then there is a fear that there will be more.

The second issue of concern is that in and particularly within housing estates, that you could have a proliferation of these type of units that aren't for the use of the people living in.

No, actually, it was the other way around.

The difficulty is that this government announced a lot of things, but when you actually get down to the devil of the detail, you find that it's doing exactly the opposite or undermining the original intention.

So yes, there will be a lot of support for the concept of being able to build modular homes.

I have a huge fear around how this government will actually enact that through regulations and that you could end up with a free-for-all that won't benefit the type of people I'm talking to, but will actually benefit people who want to make a quick buck.
