We have a team of about 15 people.
Sometimes we're 13, sometimes we're 15.
We've got carpenters in-house.
We have design, drafting, architecture in-house.
And then we have project management and everything in-house as well.
So we're a true design build architecture firm.
Yeah, cope.
And not just coping.
Exactly.
So cope is a concept.
It's a method of estimating that we pioneered about 17, 18 years ago, refined it, refined it, implemented it, and then began teaching it about 12 years ago.
And there's a number of pretty successful remodelers around and builders around the country that are using it today.
You know, the foundation of the COPE system is that it rejects the premise of the single margin multiplier.
So a lot of us were taught, you know, you should be doing a 40% margin or a 1.68 markup.
You take your cogs, you multiply it by a number, that's your sell price.
And then we're also taught that you should stick to that.
You should never adjust it.
You should really stick to your guns on that, whatever that margin is.
