And so you could go through all of that and then walk away empty handed.

So, and especially if you've got less than a 20% deposit, usually they don't have a couple of grand to be just throwing out to, you know, valuation.

So that's when you're kind of going, and it's hard when it's a hot market as well, because of course you'd fall in love with a property and you really want to attend to the auction as well.

But- You've already moved in in your head.

You know, real estate agents are great at doing that, aren't they?

But, yeah, it's a matter of sort of going, can you find something by negotiation or waiting until it's been passed in?

Or sometimes if the auction is a wee while away, sometimes the vendors are open to conditional offers so long as your sort of finance date and all your conditions are met prior to the auction.

Sometimes if you've got a good vendor, they might do that.

But you also run into the issue of if someone's got KiwiSaver as their whole entire deposit and

KiwiSaver can sometimes take 10 to 15 working days to get out.

If the vendor's happy to do so, so long as you're upfront, you can get deposit variation where you go, hey, we're keen to bid at this auction, but can we pay the deposit when we receive it?

At the end of the day, you technically can't get your KiwiSaver out until you've got an unconditional offer on a property or an offer on a property.

because your solicitor needs to use that agreement to withdraw it.

So if you can get a deposit variation clause, then that works.
