Most vendors usually don't want to do that as well.
But you can get your deposit out to pay the deposit on the property.
But that's when you're sort of making a conditional off on a property, maybe 15 working days finance, and that gives your and or a KiwiSaver clause.
That gives the purchaser enough time to withdraw their KiwiSaver as well.
But at the end of the day, what I tell a lot of first home buyers is, you know, a deposit doesn't necessarily have to be the
the standard 10%.
It's more of a token to show that you're committing to purchasing the property.
So sometimes first-time buyers might have KiwiSaver plus a little bit of savings.
It's a matter of going, hey, can I give you 10 grand instead of 10%?
And if the vendor is happy with that, so long as you're in the process of starting to get your KiwiSaver out to make sure that you're safe and you can get it out for settlement, then that's a way to sort of save the rush.
Yeah, we didn't for a while, but we've got a lot of them at the moment.
Sort of, I'm assuming it's flats of boys going, right, let's all buy together, which is, yeah, exactly.
Yeah, exactly.
Exactly, exactly.
Just migrate it.
No.
And I mean, it's similar with families or siblings, even sometimes partners buying together, right?
If you've got someone who's putting in more money or if it's not equitable, realistically, everyone needs to get independent legal advice.
So you need to be getting some form of a relationship property agreement drawn up to ensure that if someone wants to be bought out of the property or if everything falls over sideways and you're all selling and shutting up shop,
that everyone is in mutual agreement in terms of who put in what and who's going to get what back, especially if you're sort of, you know, everyone's across the mortgage, if everyone's on the title of the property.
