Or you can afford the number that roughly this house might be worth.
Where first homebuyers kind of get the short end of the stick is we always talk about knowing your numbers and doing the work.
And this is really important because generally speaking, first homebuyers...
They haven't owned a house before so they don't know about all the costs and expenses and everything that go along with it.
But there's also a few extra things that come into the game when you are doing it.
And it's like, if you're buying a house with a 10% deposit, it gets tough to go to an auction.
You know, it's possible, but if you come to us and we go, yep, you want to buy for a million bucks, you've got a hundred grand, which means we're going to borrow the 900 grand, 90%.
And then they send, they say, oh, we're going to this auction on Tuesday.
I'm like, whoa, whoa, whoa, whoa, whoa.
Hang on before you go to the auction.
Because you don't have 20%, the bank calculates or looks at you as a little bit higher risk because they don't have as much equity in the security that they're taking on this loan.
So just before you do buy that house, they're going to make you go get an independent valuation.
Kiss goodbye $1,000.
And let's say their valuation comes in and the valuation comes in at $950,000.
Your approval ain't good for a mill anymore because the bank sees that as the value.
Not the milli.
