And it's just really hard to get paid for it at the moment because the economy is a bit sluggy still.

And like you go down there and there's still you drive through the city and it's all half of it's new and half of it's old.

And then there's still lots of like empty squares where it's just gravel that might have been turned into car parks that used to have buildings.

There's obviously the new stadium that's opened, which has been like an ongoing thing for a long time.

You know, the money spigot from the government has just kept flowing there.

Not only that, we have had that Fonterra thing happen.

And that's noticeable, right?

Like that's a big lump of cash that got dumped in everyone's bank accounts and it created, you know,

That's kind of like Auckland house prices going up in 2021.

It creates a wealth effect.

Even before that had happened, there would have been people doing their numbers being like, oh, I'm about to get a million bucks.

You know, I could pay down some debt and do this and this and this or go and get new debt and go do this and this and this.

And that wealth effect starts to create stuff.

So they have had a few things align, um,

Which is just like wealth effect in general.
