That said, the data that was just out recently was talking about how this is not only the deepest property downturn, although that might have been skewed by the huge spike during COVID, but put that to one side.
It's also on track to be the longest.
So what makes you confident that the previous cycles will resume?
Or are you not counting on that?
But your income-to-house price ratio is still way out of whack.
So if we continue a growth rate like that or anything close to it,
who's even going to be able to afford to buy the houses other than you?
Yeah, chance to be a fine thing.
I wonder, though, about, from an investor's perspective, the cash flow side of the equation.
So, yep, there's the how much can you borrow from a debt-to-income perspective, a loan-to-value ratio perspective.
But a lot of those new-build investors are negatively geared.
So they are chucking in some money every month or whatever to top up the mortgage to afford to own that house.
If they're not, for the foreseeable, getting any kind of capital gain...
how long are they going to keep that up for?
Because it feels like you're just throwing money down the drain.
Yeah, but I guess what I'm getting at is, isn't buying a new build property at the moment that we have to plough cash into it, 100% borrowing, isn't it just a wait and hope strategy?
Because other property investors go, well, actually, if you get in there like you used to, with your liquor paint and make it look better and add a bedroom or whatever, at least you have some influence on the outcome rather than just expecting previous property cycles to repeat themselves.
