Yeah, absolutely.
Yeah, and, you know, if you have a look now, it's definitely not, like apartments are not getting built to the same level in Melbourne now as they were last decade.
There's a lot of houses being built on the urban fringe, but not much in fill compared to in other time periods.
Yeah, I mean, depending what construction material you're looking at.
But, you know, construction is very, it's very challenged at the moment.
And if you look at what's happened, what's happening even before the Middle East conflict, we were seeing too few trades in Australia.
So that was really pushing up prices.
We're now adding in
rising construction materials.
So that's also a problem.
And then this really underpins affordability in Australia.
If we can't build at an affordable level, we can't sell properties at an affordable level.
So, you know, even though pricing may look a little bit muted over the next year or so, or, you know, potentially longer, longer term, you know, we can't supply housing at an affordable rate.
You know, that's, it's problematic for affordability.
