But then I think too, you also have to overlay that with sentiment.
And the way people are looking at Victoria is not only that it's highly taxed and it's not very attractive for investors, but I think too that even owner-occupiers and first-time buyers, for example, have much lower levels of sentiment.

There's a lot not going right about Victoria, which also flows through to property markets.
And we can even see it at the moment with consumer sentiment.
You know, as soon as the fuel, you know, as soon as the Middle East conflict started and consumer sentiment hit that rock bottom level, we did see
the number of people attending open homes sharply declined.
So, you know, there is also when people are happy or not happy, that's probably the wrong way to put it.
When they're confident about the future, they are happy to invest in housing, even if it's their own house.
When they're not so confident, they're not so happy to do that.
Oh, absolutely.
Just a very well-developed development industry.
If you have a look at the level of building that's taken place, it's not just houses, it's also units.
And then I think this is also something that is threatening to that is the fact that, as you said before, the Victorian government is not really pro-business and certainly not pro-property.
And as a result, that could impact...
you know, what has been a strength for Melbourne, that they have built a lot.
They've been able to accommodate rising population levels, you know, relatively easy compared to other states.
And, you know, that's under threat if we don't see that level of building taking place.
