I think, you know, when you look at headline inflation, obviously things are very alarming that we've got 4.6% inflation even taking out fuel and all the other factors.

highly bearable elements are still sitting at 3.3.

But then I think the economy is a lot weaker than what people, some other economists feel.

And I think that's going to be the factor that does start to balance things out over the rest of the year.

You know, again, we don't know.

And I think this is the thing too, like you even look at market expectations of rates and that's what the market's expecting at this point.

But that, you know, again, overnight, you know, a new piece of data comes in and that drops dramatically.

Yeah, so I came from a slightly different angle.

I had a journalist ring me and say, oh, well, the taxes on Victorian investors are good because it has made housing more affordable.

And of course, I was like, no, that's not what's happening.

And so basically what we did, we had a look through, we had a look over the past five years.

We looked at what has happened to house prices and what's happened to rents.

And rents have well and truly exceeded house price growth.

So that's been clear that

So clearly the taxes have, and then the other one is looking at Victorian rental bonds and there has been a sharp reduction in number of rental properties.

So that sharp reduction in the number of rental properties has led to an outpaced increase in rents.

When you have a look at why Melbourne is so cheap, though, that's a separate issue.

And the reason is two things.

The first one is that Melbourne has been building far more than any other state over several decades now.
