And I really want to just get into setting expectations for the future.
I think we can't leave a podcast like this without talking about where the market's going to head to in the future.
as we've sort of all talked about throughout today you know i feel like it's off the back of an improving economy and better job market that will start to see things improved but also we're sort of tempering those expectations with things like debt to income ratios now in play likely to kick in at some stage this year we know there's a gradual nature of this economic recovery it's not just going to suddenly go back to four or five percent annual gdp growth so that's just going to keep a lid on what this growth phase look like so
I'm sort of putting the expectation out there of maybe 4% growth in values by the end of the year.
I did note in the last couple of days, we've seen some of the bank economists write down their expectations closer to two.
But if we just go with 4% for now, all I'm keen, it's a pretty short answer from each of you, where do you think your city is going to be?
Is it going to be more than 4% this year, growth in values, or less than 4% growth in values?
Where's Auckland at the end of the year?
If we call up this time next year, where's Auckland going to sit coming into 2026?
Yeah, I think that's fair.
And, you know, Auckland also, we have to acknowledge it's a pretty massive city, right?
And there are parts of Auckland, the old council areas, whether that's Waitakere, Old Auckland City, Manukau, North Shore, that are bigger than some of our cities around the country.
So I'm sure there'll be pockets of difference and some may grow by more than four and some might be less than that.
