The best research you can do is going out, pounding the pavement, walking into those properties, seeing how much bang you get for your buck.
I think that's far more beneficial than trying to read property books and work out what a good decision is.
It's really knowing the market inside out and what you should be paying at the time that you make that purchase.
It costs nothing to go to the auction.
It costs nothing to go to open for inspections.
This is what I realized when I wasn't going out with my friends.
