a fully functioning service office, whether that is landlord owned and operated or through a third party service office on a management agreement or whatever.

Have a serviced office business in your building, have managed workspace across a few floors where there is the ability for occupiers to graduate out of those serviced offices or corporates to sort of find efficiencies in their portfolios.

You can then have a stack of fully fitted but traditional leasing floors.

And finally, you can end with your Cat A floors, blank canvas.

But I believe that that sort of is the perfect building and that you're catering to any occupier that comes your way.

But given you're already implementing the various different products, you can pivot.

So if someone wants, you know, the top floor that's blank canvas, but they want it fully fitted, furnished and managed, it's an easy thing to pivot.

So for me, that's the perfect building because you can cater to everybody and you have, I guess, maximum flexibility to lease however you want to lease.

So I think it's not a case of saying

leasing offices is in any way dead and managed officers are coming forward.

I don't think that at all.

I just think that I think that it's another string to one's bow and landlords should

offer everything.

Landlords should be able to offer everything.

So we have we have a few projects which are, you know, several months to years pre completion.

And in those pro product projects, we're going through, you know, the general development consultancy.

Um, but together with that, we're figuring out how do we offer the managed product.

Not because it's going to be a managed only situation.
