Why is it so complicated to take a lease?
You know, uh what I remember one of my colleagues was saying to me, he worked in supply chain and F and B, and he was saying, like, you know, when when our customers buy a product, they just buy a product for a single price.
And
We deal with all of the, you know, the taxes and the distribution and all the other costs associated.
And the end user, whether it's wholesale or retail, they just buy the product.
So why when you take a lease is it so complicated?
And that sort of started getting the cogs turning for me.
But I think also
As I was doing that MBA and working.
We w I was working during the I guess the emergence of this concept we now call Cate Plus.
CT plus being the idea that office space shouldn't just be four walls, but perhaps the landlord, the ASA owner, the product deliverer could be fitting out that space with desks, chairs, furniture.
breakout zones, meeting rooms, kitchens, etcetera, i.e.
limiting the barriers to entry and allowing an occupier to almost walk into a ready-made space.
And I was seeing that
change happened within the market during the time I was doing these studies.
And what I noticed is that
As it first happened, it was a scarce product.
