The
distinction when it gets to the managed level is managed workspace is not a hotel.
I would say a hotel is a serviced office.
Within a serviced office, as you as you well know, you can walk into a big floor and there on that single floor, there might be ten different office suites with you know glass doors, um, which are all for different occupiers.
And like a hotel, it's flexible.
This is why that part of the market is called flex.
You know, you can go and take a three month license, a six month license, whatever it is.
And it's not a lease, it's a license agreement.
That's serviced like a hotel.
So where does managed fall in?
And I think this is perhaps a mistake or a or a or a misunderstanding perhaps from many asset owners and many other areas in the market that managed workspace is a subset of flex.
It's not.
Managed offices are leased offices, normal leased offices.
The difference is that the landlord provides a service.
