Well, so the answer, to have minimal non-deductible debt, you've got to sell the house, sell the ETFs, put all your offset into that new mortgage.
And this is exactly why I went to Pidge and asked him because I said, John, is this house that was our first home?
Like we've got a lot of emotional attachment to this house.
