There was a lot of concerns over traffic and deliveries and how that might impact the local neighborhoods, so we made a lot of transportation improvements that I'll walk through.

And we offered up to the community the first floor large meeting room in this building.

Currently, the Tuscarora Crossing neighborhood does not have an HOA facility or a clubhouse or a pool.

That is coming.

There's a site plan processing.

But in the interim, we're willing to make our first floor meeting room open to them so they can hold their meetings there.

I'll start with the landscape buffers.

I'll try not to use directional language too much.

At the top of the plan, the Kincaid Forest neighborhood is to our north.

That already had a proffered 25-foot tree conservation area.

We have since also added another 25 feet of landscape buffering with enhancements with additional evergreens.

We also have a proposed wood board on board fence at the back of the parking lot.

What also is not on our property, but you can see on this graphic, north of us, the Kincaid Forest HOA has another 50 feet of open space that's fully vegetated.

So there's 100 feet of either existing vegetation or proposed vegetation plus an eight foot tall opaque fence completely screening the parking lot from their neighborhood.

The Tuscarora Crossing neighborhood will see this site from Natchez Drive from the front.

The zoning ordinance actually only requires street trees.

So that's like one tree per 50 feet, which is pretty lean.

We had originally started with a type two road corridor buffer, which is 15 feet width of full plantings.

We have since increased that to a type three, which is the highest buffer that the zoning ordinance offers for road corridors.

And at Supervisor Umstead's suggestion, we added a six foot berm as well.
