My name is Matt Kessler with the Department of Planning and Zoning, here to present this application for R&D Hamilton Academy.
Three additional comments since publication of the packet have been submitted all in opposition to the application, citing concerns of scale and intensity as well as site access.
The subject property is located within the Catoctin Election District on the south side of Route 9, Charlestown Pike, between Hampton Road and Hamilton Station Road.
The site consists of approximately 21 developed acres of residential and agricultural land and is zoned Agricultural Rural 1, or AR1.
The application proposes three minor special exceptions to modify the use specific standards for small business agricultural and rural use for the purpose of operating a baseball training academy.
These modifications are to increase the number of employees permitted from four to eight, to increase the permitted structure area from 6,000 square feet to 9,256 square feet, and to reduce the 300 foot setback for three of the yards to 150 feet along the Northern property line, 70 feet along the Western property line, and 54 along the Eastern property line.
The site is subject to several previous applications.
In 2019, three special exceptions were approved for the expansion of an established delivery stable use.
