I would welcome Mr. Rogers' advice on this as well, but the focus here is the use itself.

You're approving the use with the assumption that eventually they will be able to meet all the requirements that would allow that use to operate.

The board's approval tonight would not guarantee that they can do the use if they cannot meet those other requirements.

That is correct, however, the use specific standards do encourage the adaptive reuse of existing agricultural buildings, hence the 9,000 square foot request in the minor specs.

So while they are also proposing to utilize about 14,000 square feet of existing space, but per the zoning ordinance that is excluded from what's counted.

When a personal service use identifies as this small business use, it is then subject to these eight additional use specific standards that we're discussing this evening in order to manage and the scale and intensity for the rural character.

I can summarize it as it was the zoning administrator's determination when looking at the facts of what the business was proposing.
