And sometimes when you're first getting into the market and you're looking at your first proof properties, this can seem really overwhelming.
But as you talk to buyers along the process and they've looked at more properties and they've seen more properties, it starts to become clear what things are worth.
Realestate.com and other real estate apps are really good to research this.
And you can look in the sold section.
So let's say you're looking in a particular suburb and you might be looking at a three bedroom, one bathroom house.
Well, you could have a look at all of the properties that fit your criteria in a date range and you can look at what they've sold for.
Yeah.
And looking at what comparable sales or comparable properties have sold for is a great indicator of what properties are worth.
So I think if you start to do a little bit of research on what the properties are worth, you have an idea of what the properties are worth.
Because these buyer ranges can be overwhelming.

And you can tell them your range.
If you're looking at a certain price range, especially if you've got an agent that's good at working with buyers.
So some agents are really good at working with buyers and you want them to know what you're looking for so they can help you find properties.
But if you're negotiating on a property, you don't want that agent to know your ceiling because that agent is working for the owner.
They have to, it's their job.
I love a written offer.
Now, some states are actually really particular of how the offer has to be done.
But let's use a state that doesn't need a written offer.
