The property isn't yours until contracts have exchanged, which means if you're the vendor and I'm the buyer, I've signed mine, you've signed yours and they exchange.

So that's an exchange of contracts.

But an offer is just an offer.

When they accept an offer, at least you have something to work

So when you make an offer, and every state's different, but I'm just going to use New South Wales as an example, as an example of a state.

So if you are in New South Wales and I've made an offer and that offer's accepted, I've got a choice.

Generally, I can sign the contract

before I go to my conveyancer with the agent and then the conveyancer will then check the contract in what's called the cooling off period.

Or I've also got the choice to have that contract go to my conveyancer and I could sign it with them.

So generally though, the agent wants to know that you've got a conveyancer so they know that you're ready to go.

Now, this is where I say no matter what state you're buying in, it's important that you talk to a conveyancer first before you're going down this process because you need a game plan of what you're comfortable with and what your risk levels are before you start.

So depending on what you and your conveyancer have sat down and agreed on before you start the process, you might decide that, okay, the conveyancer said there's a cooling off period with this contract.

You're okay to sign it as long as there's a cooling off period.

And generally in New South Wales, there is.

So you go and sign a contract and you might sign that with the real estate agent.

And at that point, generally you pay a 0.25 deposit

And that's at the 0.25 of the purchase price.

And that holds the property for you.
