So you need to really make sure that you've got buffers and that you can afford to hold that property.

You see, sometimes, and that will depend on the person.
See, when you think about the fundamentals of investment, so the majority of investors, this is how it goes.
The most people who invest, they buy their own home.
They build some equity in that home.
They've got their own mortgage, which might be a smaller mortgage comparatively to the value of their home.
And they use the equity they've built in that home to buy their first investment property.
When that strategy happens, it is a no brainer
that you pay interest only on the investment and that you funnel all of the extra funds into your non-tax deductible debt being your own home.
But if you're a first-time property investor buying as an investment property, it might
change your strategy, you might decide to do principal and interest because you want to reduce the debt.
Or if your strategy involves buying more properties, you might decide to go interest-only to reduce the cash flow needed to hold that property so you can continue your investment journey.
