I've been a property investor for a very long time and I don't know if I'm incredibly lucky or if I've chosen great property managers, but I've actually never had an issue personally.

But I've seen it from a client's perspective.

A lot of our clients I've seen have issues in different times.

I would say statistically speaking, if you self-manage, that's higher.

If you have a low quality property manager, that's higher.

If you have a low quality asset, that's

that's even higher.

So think about the type of property you're buying and what type of tenant that's going to attract.

If you're buying a dilapidated old two-bedroom, nearly a knockdown job in a town that has a huge employment issue,

what sort of tenant are you going to get there?

But if you're buying a quality asset, you know, that might attract a lovely family, what kind of asset are you going to, what sort of tenant are you going to attract?

But the property, the asset is important.

Your property manager is important.

The screening that your property manager does is important.

But there is always a risk.
