I think it's more complex than that because I actually think there's money there.
I think there's, what's happened is, say in Royalto in particular, the building was bought and then they decided they were going to build student housing and then they said the debt, now they, COVID happened and then they said inflation is too much and now they say they can't afford to do it.
So that's 25 odd years of a building building
lying idle, if you know what I mean.
We see it in sites all around the cities.
I've been in with you guys before to talk about, say, there was another block on Parnell Street where the bike shop gets shut down.
Their kind of business is forced out and then the building lies idle.
We saw it on Ivy Market.
So I think we need to change a couple of things.
I think we need to make it more difficult if you are trying to sell a building or trying to develop a site to actually remove people who are, say, running a pub from it.
I'm thinking of the Conways as well.
These are all sites that people will remember.
But where people were actively doing work and then through one kind of a looseness in our legislation, you're allowed to kind of kick people out of premises to develop them.
which, you know, it means that we then have these vacant sites for 20 years.
We're saying if they used to do the thing where people could rent out spaces in derelict buildings, that's how Tampa Bar happened.
The CIE rented it out to artists before they developed the site.
but it meant that there was like Temple Bar Pub happened.
There was the print studios happened.
That's what life happens.
