So we'll wait and see uh you know what we what we get today.
But I think our expectation is is that that should be uh you know a pretty solid solid release.
Yeah, I think this is this is interesting.
Um, because obviously housing was starting to roll over a little bit even before the budget, and that's because we had, you know, three rate hikes in a row and so you would expect to see some response in housing as borrowing costs go up.
Uh and then we had the federal budget where uh you know we had a whole set of changes to the taxation treatment of investment properties.
And I think that's
We're now seeing the market adjust to, you know, quite a different taxation regime.
And effectively what's gotta happen is under these new rules, we've got to have an adjustment in prices lower, rents up, so that
You know, for your your average property investor, that after tax risk adjusted return of deploying a marginal dollar into property investment is is the same as it was pre budget.
Uh and so that's gonna happen through a combination of, like I said, higher rents, lower prices and and that's sort of what's going on.
at the moment.
And and those cities like Sydney and Melbourne that have the lowest rental yields out there are probably going to be the ones that do see the biggest price adjustment and that's exactly what we're seeing.
So the totality data that was released released for the month of July yesterday saw
You know, price falls in excess of a percent in the month for for Sydney and Melbourne.
Uh and you know, the overall I think average capital city index down point nine of a percent.
So we are getting some some reasonable moves um in in housing and I think this will continue um, you know, as as basically the market tries to find the new clearing price under this different tax regime.

Yeah, that's right.
So you do get uh there is a uh a tax advantage as an investor to buying a new newly constructed investment property.
So it's effectively a bit of a a subsidy there to to encourage new construction.
